INITIAL CONSULTATION

We meet with you to find out about your family, your lifestyle and your dreams. This helps us obtain a design brief, which includes:

  • The type, size and style of your home
  • Design ideas, pictures and sketches
  • Land information
  • Your desired inclusions and options
  • Your budget

Should you wish to proceed following our initial consultation process; we request that you agree to our Preliminary Agreement along with payment of a non-refundable initial deposit for the preparation of an initial design and for the undertaking of site investigations.

SITE INVESTIGATION & INITIAL DESIGN

We now organise your site contour survey, site soil/borehole test, compliance reports and initial design.

We then spend the time to discuss the plans with you in detail, including:

  • Making sure the layout meets your requirements
  • The siting and position of the home on the site
  • Any zoning or restrictions affecting the site
  • Inclusions, options and upgrades tailored to your budget

FIXED PRICE TENDER & PRESENTATION

After all of the reports have come through and you’ve agreed on your inclusions, we’ll prepare a fixed price tender and go through it with you at our office.

Upon acceptance of the tender we request payment of a non-refundable deposit for the preparation of Construction Drawings.

CONSTRUCTION DRAWINGS & CONTRACT SIGNING

Once your construction drawings and contracts have been developed, we’ll sit down with you again to go through them. It’s important that we review them with you to ensure that all of the needs and requirements we established earlier have been met.

Once your drawings are signed off we include them in your building contract, and a 10% deposit is all we need to get started (less previously paid deposits within steps 1 & 3).

DEVELOPMENT APPROVALS & COLOUR SELECTIONS

We’ll arrange for all of your development applications to be submitted including:

  • BASIX Certificate
  • Developer Approval (if applicable)
  • Water Authority approvals
  • Structural engineering drawings

At this stage you will finalise your internal and external colour selections through our personalised service and helpful building partners.

CONSTRUCTION COMMENCEMENT

It’s now time to make your dream a reality – a start date is confirmed and construction of your brand new Michaelangelo Designer Home can begin!

  • Deposit – 5% Less previous paid deposits
  • Completion of Slab – 25%
  • Completion of Frame – 20%
  • Completion of Brickwork and Roofing – 20%
  • Commencement of Fix Out (Lock Up Stage) – 20%
  • Practical Completion – 10%
